Commercial Agency

We offer a comprehensive but personal agency service covering all types of commercial property and land with particular strength in the mid Essex area. Our expertise enables the best value to be achieved for your property.

We are also retained by individuals and companies to identify and acquire premises and land to suit their occupational and development requirements. Our acquisition service advises on issues which includes capital/rental value, lease terms, existing planning permissions and the suitability of the premises for the proposed use. We will accurately measure the property and provide general advice on possible site contamination.

Dilapidations

Both landlords and tenants should consider their objectives and obligations well in advance of the lease end date if a renewal of lease is not intended.

Landlords will wish to be able to re-let the accommodation to another tenant swiftly and will expect the premises to be left by the tenant in a timely manner and in the condition required by the tenants lease covenants.

Tenants should ensure that they are able to assess the extent of their obligations and be able to complete any works of repair and redecoration prior to the lease end date. If the tenant fails to comply with lease covenants the landlord may well make a claim against them for damages.

We can offer help to either the landlord or the tenant to ensure that their best interests are protected by a timely inspection and assessment of the condition of the accommodation combined with consideration of the lease covenants that will hopefully ensure that both party's objectives are satisfied by negotiation to avoid costly litigation.

In the event of a dispute requiring litigation we have experience in dealing with claims for damages, acting either for the landlord or the tenant, to provide the necessary expert opinion and arguement.

Landlord and Tenant

We act on behalf of both landlords and tenants in lease renewal and rent review negotiations and occasionally act as mediators between the two.

Rental values are primarily assessed by reference to comparable transactions. Our depth of knowledge and first hand experience of local market conditions is essential to ensure the most favourable outcome.

Our appreciation of complex valuation principles, understanding of the legal aspects of leases and Landlord and Tenant law are vital. Where agreement is not possible by negotiation we are experienced in preparing and conducting cases for Independent Expert determinations, Arbitration, and court.
